About our gutter survey in South Leigh

We survey gutters and rainwater systems in South Leigh and right across London and South East England. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the roof space. Time on site normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. Common reasons to book are leaking or loose downpipes and water backing up from a hidden gutter, across downpipes, valley gutters and parapet and box gutters.

Some older homes in villages like South Leigh are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

How the survey works

We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Around South Leigh, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Have any paperwork from past roof work to hand
  • Check we can get to the back of the property

Getting a price

Advice

What this survey cannot tell you

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Gutter surveys in South Leigh: local notes

Minster Lovell Hall, about 4.6 miles west, is one of the historic houses in the wider area around South Leigh. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Take a building like Wood Green School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Hanborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from South Leigh

Will you come out to South Leigh?

Yes. South Leigh is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in South Leigh is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What we look for on each type of roof

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets where it is safe to see them. Missing lead is something we check for too.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

What affects the price in South Leigh

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone

Booking your survey

A little information up front helps. It is useful to include:

  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Why it’s worth a survey now in South Leigh

Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For an older or listed building in a place like South Leigh, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Useful tips for South Leigh property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Include valley, parapet and box gutters when clearing
  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Look for new stains on ceilings below valleys after rain

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.
