Questions from Cogges

I let a flat near Finstock station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Is my home in Cogges listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Is Cogges in your area?

Yes. Cogges is part of the area we cover.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How long will you be on site?

It typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when you book.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or use the contact form.

Gutter survey in Cogges: what you get

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey valley gutters, downpipes and eaves gutters, and the problems we are asked to look at most are valley or box gutters that overflow inside and gutters packed with leaves or moss.

Trees around homes in smaller places like Cogges drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

What you get is a clear record of the gutter on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a smaller place like Cogges, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Tell us about parking before the day
  • Agree roof access with the managing agent if it is shared
  • Leave a clear route to the loft

Advice

Why it is worth a survey now in Cogges

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Blocked gutters on homes around Cogges overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for your survey before you book.

What this survey can’t tell you

A survey is a careful look at the gutter, but it can’t do everything. Its limits include:

  • Hidden sections we can’t view safely
  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters

Surveys for landlords and agents in Cogges

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

What a survey costs

Several things affect the price of a survey:

  • Roof area
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can be seen safely

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Cogges homes and their roofs

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Minster Lovell Hall, about 2.5 miles north-west, show how far back building in the area around Cogges goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Finstock station, a dated record of the roof is useful when planning maintenance across a let. If your home is one of the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like The Blake Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
