Common roof problems in Cogges

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.

We are often asked to look at:

  • Outlets choked with leaves and silt
  • Ridge and hip pieces working loose
  • Slates or tiles shifted by high winds
  • Eroded pointing on a chimney stack

Anyone responsible for a site like The Blake Church of England Primary School will know that big roofs are where aerial photos and thermal images show the most at once.

What to check before booking

  • Whether you can ask questions once you have the report
  • How long they’ve been surveying roofs
  • Will they check the loft as well as the outside?
  • Will the report include photos?

What to expect from a roof survey

About our drone roof survey in Cogges

Tall, steep, large or fragile roofs can’t always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. You see slates, ridges, chimneys, valleys and gutters in detail. Everything we find goes into a written report with photos. It is also a good option where walking on the roof could break slates or tiles. If we cannot fly, we tell you why. If you are worried about plant growth and moss on the roof and flashings that have come away, a survey will tell you what’s going on, whatever the roof.

Places like Cogges can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

When you need someone else

It is useful to know what a survey will not do before booking:

  • A structural engineer’s report
  • A flight where airspace permission is refused
  • Flights in strong wind or heavy rain

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Tall and steep roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors
  • Large and complex roofs

What happens if roof problems are left?

With drone photos, everyone can see the same thing. You can show exactly where the problem is. Around Cogges, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What affects the price in Cogges

The price reflects the time and kit the roof needs. That comes down to:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Which survey package you book

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or send us an email.

Drone roof surveys around Cogges

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Within a mile and a half or so of Cogges there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.

Historic houses like Minster Lovell Hall, about 2.5 miles north-west, show how far back building around Cogges goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. With a bit of garden around a house, as there often is around Cogges, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Jot down any questions you want answered
  • Make sure we can get to the back of the property

Related advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Cogges questions

Can you fly a drone over a roof in Cogges?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

How do I find out if my home in Cogges is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How much does a drone roof survey cost in Cogges?

Prices start from £400, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
