Thermal roof surveys near Cogges

Why get it checked now?

A damp patch that keeps coming back normally has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Tradespeople may need to travel further to a smaller place like Cogges, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

About our thermal roof survey in Cogges

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. We survey ceilings below the roof, flat roofs and insulated roof spaces, and the problems we are asked to look at most are ceilings that feel colder in places and heat escaping through the roof.

Around Cogges, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What we look for on each type of roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Before and after the survey

From years of surveys, a few habits stand out:

  • Clear a path to the loft hatch before we arrive
  • Photograph damp patches with the date
  • Check from the ground or a window, never by climbing
  • Keep the heating on as usual before a heat loss survey

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Do you need a thermal roof survey in Cogges?

Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.

People usually book a survey when they’ve noticed one of these:

  • Damp where roofs meet walls and chimneys
  • Damp patches with no obvious cause
  • Missing or slipped insulation
  • Cold areas below the roof

If you run a hotel or guest house in or near Cogges, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

What to check before booking

  • What’s outside the scope of the survey
  • Are they insured for the work?
  • Will the report include photos?
  • Is VAT included in the price?

Cogges questions

Do you cover Cogges?

Yes, Cogges is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or drop us an email and let us know about the property.

Is my home in Cogges listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Flying and imaging in Cogges

The wider area around Cogges has a long history of building, with Minster Lovell Hall about 2.5 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Mary, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a building such as The Blake Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we are there. In a smaller place like Cogges, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
