Thermal roof surveys for Wantage homes and businesses

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a home in Wantage, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so let us know who that will be.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand

Advice

Thermal roof survey in Wantage

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. Typical surveys look at damp around roof outlets and upstands and damp where roofs meet walls and chimneys, across ceilings below the roof, pitched roof slopes and insulated roof spaces.

Around a town like Wantage, steep roofs, tall gables and rear slopes are often hidden from the ground. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Each needs the right weather, so the date is set with the forecast in mind. A typical example is the rear slope over a back addition, which can’t be seen from the street.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Airspace, weather and Wantage roofs

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Take an older house close to Church of St Peter and St Paul: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Signs you need a thermal roof survey in Wantage

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

A survey makes sense if you’ve noticed:

  • Cold areas below the roof
  • Heat escaping through the roof
  • Damp that repairs haven’t cured
  • Damp around roof outlets and upstands

If you look after a building like St Mary's School, thermal images can show where wet insulation sits under a big flat roof.

Before booking any roof surveyor

  • What they won’t be able to tell you
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
  • Whether any drone flown is registered with the CAA

Questions from Wantage

What do I need to do before a survey in Wantage?

Not much. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy.

Do you carry out roof surveys in Wantage?

Yes, Wantage is one of the places we work. The survey and report are the same in Wantage as anywhere else.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Is thermal imaging good for finding leaks?

It’s a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

Different roofs, different checks

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
