About our thermal roof survey in East Challow

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. If a finding can’t be confirmed, the report suggests a next step. Common reasons to book are water getting in at parapets and stacks and damp patches with no obvious cause, on flat roofs, commercial roofs and pitched roof slopes.

Some older homes in villages like East Challow are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Prices for thermal roof surveys in East Challow

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • House, block, shop or office
  • The shape of the roof and its details

Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Common questions in East Challow

Is East Challow in the area you cover?

Yes, East Challow is one of the places we work. The survey and report are the same in East Challow as anywhere else.

Is my home in East Challow listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you climb onto every roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Flying and imaging in East Challow

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take a building like St Nicholas CofE Primary School: a view from above covers a wide roof far faster than walking it.

What a thermal roof survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Readings unaffected by sun, shade or reflections
  • Hidden layers that need to be opened up to check
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Pitched roof slopes
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as East Challow, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent

Different roofs, different checks

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

When to book a survey in East Challow

People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Here are some of the things we see frequently:

  • Water that travels before it shows
  • Ceilings that feel colder in places
  • Damp patches with no obvious cause
  • Moisture around outlets and upstands

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
