About roof surveys in OX12
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey chimney stacks, natural slate and the roof space, and the problems we’re asked to look at most are torn or sagging underlay and loose chimney pots.
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How our prices work
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Why choose Independent Roof Survey
- Two decades and more of roof surveys
- Drones and thermal imaging where it applies
- Prices that include VAT
- CAA-registered drone operator (Flyer ID and Operator ID)

Local landmarks in Wantage
In Wantage, that means homes and buildings near King Alfred's, Church of St Peter and St Paul and St Mary's School. Other local landmarks include Betjeman Millennium Park (less than half a mile south-west), The Abingdon Arms (under half a mile south-east) and Wantage Church of England Primary School (0.5 miles south). Nearby you will also find Williams F1 Grand Prix Collection (1.9 miles north). Not far away are Letcombe Valley and Chain Hill.
Roof surveys across OX12: local notes
Across OX12, from Wantage, Grove and Charlton outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and OX12 is well within that. Visits run on weekdays and at weekends.
Wantage: For an older house near a landmark such as Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like St Mary's School, a written record of a large roof helps plan work for the holidays rather than in term time.
Why roofs fail
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
Things that often lead to a survey include:
- Loose ridge or hip tiles
- Condensation or damp timbers in the loft
- Slates or tiles that have slipped or broken
- Debris building up in roof valleys
Useful tips for OX12 property owners
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Leave roof access to professionals
- Make sure we can open the loft hatch
- Gather any paperwork for past roof work
- Take photos of any leaks as they happen
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
When you need someone else
In fairness, a roof survey has limits:
- The condition of the rest of the building (that is a RICS home survey)
- Faults hidden behind ceilings or boarding
- A promise that the roof won’t leak in future
Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How we price roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Extra roofs, like extensions, dormers or garages
- Which survey package you book
- How big the roof is
- House, block, shop or office
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Getting in touch
What helps most when you contact us:
- The style of property, from a terrace to a block
- Any photos you have, taken from the ground or a window
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
FAQs for OX12
Which days do you carry out surveys?
We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or email us.
How long does a roof survey take?
On site, it normally takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
