What a roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • Lead flashings
  • Chimney stacks

About our roof survey in Sparsholt

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. Typical surveys look at standing water on a flat roof and gutters that overflow in heavy rain, across flat roofs, lead flashings and chimney stacks.

Some older homes in villages like Sparsholt are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available
  • The shape of the roof and its details
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Let us know about past leaks
  • Move stored items away from the loft hatch
  • Keep the report with your property records
  • Watch for slipped slates after bad weather

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

What we are asked to look at in Sparsholt

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Typical things we are asked to look at include:

  • Cracked or blistered flat roof coverings
  • Leaning or weathered chimney stacks
  • Worn or blocked valleys
  • Cracked mortar along the ridge

The streets around a church such as Church of the Holy Rood are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • What they will not be able to tell you
  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like Sparsholt can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it is shared

Common questions in Sparsholt

Will you come out to Sparsholt?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Sparsholt listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you go up on the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Roof surveys in Sparsholt: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings like The Ridgeway Church of England (C) Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
