Questions from Sparsholt

Does a conservation area affect roof work in Sparsholt?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you carry out roof surveys in Sparsholt?

We do. The survey and report are the same in Sparsholt as anywhere else.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

What will the report tell me?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the details.

How a flat roof survey works in Sparsholt

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed damaged trims at the roof edge and water getting in at rooflights, we can find out what’s behind it.

Flat roofs on exposed homes in small places like Sparsholt take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Roof by roof

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Check that new brackets or units haven’t damaged the covering
  • Keep people off the roof unless they need to be there
  • Plan a survey before the covering reaches the end of its usual life
  • Clear roof outlets and gutters each autumn

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

What affects the price in Sparsholt

When we price a survey, we consider:

  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

What we need to know

These details help when you contact us:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

Photos help, if you have them. Take them safely from ground level or a window. To get started, phone 07833 053749 or send us an email.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for a house; commercial roofs usually need 3–4 hours. Around Sparsholt, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Check pets are kept safely away
  • Check we can get to the back of the property

Flat roof surveys in Sparsholt: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For site and facilities teams at buildings such as The Ridgeway Church of England (C) Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of the Holy Rood: the flat roofs on later extensions tend to wear out long before the main roof.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • What’s under the membrane without opening it up
  • Fragile surfaces, which we don’t walk on

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
