Flat Roof Survey in Westcot
Surveys of flat roofs on homes, extensions and commercial buildings for Westcot and the rest of Oxfordshire. Surveys run on any day of the week.
- Gaps at upstands and abutments
- Loose or cracked edge trims
- Blistering in felt or asphalt
What we do, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Westcot can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches

How a flat roof survey works in Westcot
Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. Common reasons to book are standing water left after rain and outlets that hold water back, on upstands and outlets, felt flat roofs and mastic asphalt.
Flat roofs on exposed homes in small places like Westcot take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Westcot
Is Westcot in the area you cover?
Yes. We survey roofs across London and South East England, and Westcot is part of that. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Does a conservation area affect roof work in Westcot?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.
How long is the visit?
That depends on the size and shape of the roof; most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
When you need someone else
It is a careful look at the flat roof, not the whole story. The main limits are:
- Parts of the roof that are not safe to walk on or view
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.
What we check
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
- Single-ply membranes
- Upstands and outlets
- Felt flat roofs
What we look for on each type of roof
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
Flat roof surveys in Westcot: local notes
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you live in an older home near Church of the Holy Rood, the flat roofs on later extensions tend to wear out long before the main roof.

Prices for flat roof surveys in Westcot
Several things affect the price of a survey:
- How big the roof is
- Extra roofs, like extensions, dormers or garages
- Features like valleys, chimneys, dormers and parapets
- Whether thermal imaging or a drone is needed
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
Booking your survey
To price your survey accurately, we will ask about:
- Anything about access we should know
- The style of property, from a terrace to a block
- What made you get in touch
- When you need the report by
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.
Before and after the survey
Here are a few things we’d tell any owner:
- Note where water lies after a downpour
- Treat rooflights and old sheeting as fragile
- Ask whoever fits equipment on the roof to make good the covering
- Check the outlets after the leaves fall
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
When to book a survey in Westcot
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Signs worth acting on include:
- Cracked or split membrane
- Upstands pulling away from walls
- Water getting in at rooflights
- Outlets choked with leaves and silt
For site and facilities teams at buildings such as The Ridgeway Church of England (C) Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
Questions to ask before you book
- Their report turnaround times
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the survey won’t cover
- Which parts of the roof they’ll actually see
