Flat roof survey in Sheepdrove: what you get
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We’re often asked to look into splits, cracks and crazing and upstands pulling away from walls, on upstands and outlets, mastic asphalt and single-ply membranes.
Older buildings in small places like Sheepdrove may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Sheepdrove can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- Tell us where we can park nearby
- Make sure we can get to the back of the property
- Agree roof access with the managing agent if it’s shared

Leave it or get it looked at?
A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. For older village homes like those around Sheepdrove, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Sheepdrove questions
Is my home in Sheepdrove listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Sheepdrove in the area you cover?
Yes. We cover the whole of London and South East England, and Sheepdrove is part of that. You can phone 07833 053749 or email us with the address and a few details.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
Is ponding on a flat roof a problem?
Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Do you look in the loft space?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Checking the roof from the ground
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
- Structural calculations, which need a structural engineer
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Signs you need a flat roof survey in Sheepdrove
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Most people get in touch when they’ve noticed something like this:
- Gaps at upstands and abutments
- Leaks around rooflights
- Outlets that hold water back
- Damaged trims at the roof edge
If you live in an older home near Church of St Michael and All Angels, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
What to check before booking
- What the report includes, and whether it has photographs
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
- Which parts of the roof they’ll actually see
