Roof surveys across RG17: what to expect

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, lead flashings and natural slate, and common reasons people get in touch are gutters that overflow in heavy rain and condensation or damp timbers in the loft.

Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, it normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photographs and recommendations.

Near you in Hungerford

In Hungerford, that means homes and buildings near John O'Gaunt School, The Borough Arms and Hungerford Primary School and the streets around them. There is a railway station in Hungerford itself: Hungerford station. For a walk, there’s Kintbury Newt Ponds and Inkpen Hill.

Roofs, chimneys and gutters across RG17

Owners across RG17, from Hungerford, Lambourn and Kintbury to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in RG17. Where permission is needed, the flight waits for it.

Hungerford: For site and facilities teams at buildings such as Hungerford Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of St Lawrence, old fixings, lead flashings and tall chimneys are typical of older roofs.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What happens if roof problems are left?

Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is in the quoted price
  • Whether the loft space is looked at, where there is one
  • What follow-up you get after the report

Prices for roof surveys in RG17

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • How complicated the roof is, with its valleys, chimneys and parapets

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Getting in touch

There’s no need for technical words. It’s enough to let us know:

  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date

Most bookings start with a short call: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

FAQs for RG17

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you cover RG17?

Yes. We cover RG17 and the rest of West Berkshire. To book, phone 07833 053749 or drop us an email.

Can you look at a roof that is joined to next door?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

How long does a roof survey take?

It typically takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
