New roof snagging in Hungerford: what you get

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We survey new flat roofs, replacement roofs and ridges and verges, and common reasons people get in touch are damage to other parts of the building and debris left in gutters or valleys.

Around Hungerford, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

New roof snagging in Hungerford: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own a rental within reach of Hungerford station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Your questions about new roof snagging in Hungerford

Do you cover Hungerford?

We do. The survey and report are the same in Hungerford as anywhere else.

Is Hungerford within the area you cover?

Yes, Hungerford is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Let your roofer know an inspection is planned
  • Send the snagging report to your roofer
  • Book snagging before the final payment
  • Check before your warranty period ends

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

File the contract, invoices and warranty papers in one place. The report belongs with them.

How the survey changes by roof type

Slate roofs

Cracked slates are sometimes left in place. We record any we can see.

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two for a house, while a commercial roof takes nearer three to four hours. With a bit of garden around a house, as there often is around Hungerford, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us where we can park nearby
