Roof survey in West Berkshire: how it works
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey flat roofs, natural slate and chimney stacks, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and cracked mortar along the ridge.
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.

Near you in Newbury
In Newbury, that means homes and buildings near St Nicolas Church, Victoria Park and St Bartholomew's School, among other places. Also close by are The Diamond Tap (under half a mile north-east), St Nicolas C.E. Junior School (under half a mile south) and St Bartholomew's School (0.6 miles south-west). Newbury has its own railway station: Newbury station. Well-known places in the area include Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). The countryside around Newbury includes Audrey's Meadow.
Homes and roofs across West Berkshire
Owners across West Berkshire, from Newbury, Thatcham and Burghfield Common to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in West Berkshire are part of that picture.
Newbury: If you own a rental within reach of Newbury station, the gap between tenancies is a good time to have the roof looked at. Take a building like St Nicolas C.E. Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
For landlords and managing agents
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Why act early?
Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed.
Before booking any surveyor
- Which limits apply to the survey
- Whether the price includes VAT
- How soon the report will arrive
- Is there a chance to talk the report through?
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Watch for slipped slates after bad weather
- Mention any flat roofs as well as the main roof
- Clear the loft hatch area before we arrive
- Leave roof access to professionals
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
What a survey doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- What’s under the slates, tiles or felt
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
What a survey costs
A few things affect what a survey costs:
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
What to tell us when you get in touch
Before you get in touch, it helps to have:
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- What kind of property and roof it is
- Whether there is a loft hatch, a shared roof or tricky access
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Your questions about roof surveys in West Berkshire
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Can you tell me how long my roof will last?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
