Independent roof surveys in Oare

Roof surveys for homes and businesses in Oare

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about cracked mortar along the ridge and cracked or blistered flat roof coverings, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Roofs, chimneys and gutters in Oare

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Shaw House about 4 miles south-west, Oare sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Newbury Racecourse station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Church of St Bartholomew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Hermitage Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Oare is about 4 miles north of Thatcham, in West Berkshire. We survey roofs in Oare and the rest of West Berkshire, as part of our work across London and South East England. What happens if roof problems are left?

Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. For older village homes like those around Oare, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Landlord and commercial surveys in Oare

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Landlords and agents in Oare book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

What a roof survey does not cover

In fairness, a roof survey has limits:

  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Chimney stacks

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most houses, and longer for a large or complex roof. Somewhere like Oare needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Tell us about parking before the day
  • Keep pets inside or away from the areas we’re looking at

Prices for roof surveys in Oare

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • The type of building, from a house to a block or an office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

Getting in touch

These details help when you get in touch:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property
  • The kind of building and roof involved

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Common questions in Oare

Can a landlord with a rental near Newbury Racecourse station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Oare?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you carry out asbestos surveys?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
