Curridge: your questions answered

Does a conservation area affect roof work in Curridge?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Curridge?

Yes. Curridge is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

How do I book a survey in Curridge?

The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Roof survey in Curridge

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey lead flashings, flat roofs and clay and concrete tiles, and people most often book us about torn or sagging underlay and standing water on a flat roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Common roof problems in Curridge

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.

Common reasons to book include:

  • Blocked, sagging or leaking gutters
  • Condensation or damp timbers in the loft
  • Loose chimney pots
  • Cracked mortar along the ridge

If you let a flat or house near Newbury Racecourse station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What’s in a roof survey

Roof surveys around Curridge

Shaw House, about 2.5 miles south-west, is one of the historic houses in the wider area around Curridge. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Curridge Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Holy Trinity: its chimney, valleys and lead work are likely to be the parts that need attention first.

Curridge is about 3 miles north-west of Thatcham, in West Berkshire. In Curridge, as across West Berkshire, every roof gets the same careful survey. Curridge is one of the towns and villages in West Berkshire where we work for roof surveys. We also survey roofs in Reading.

Surveys in RG18 are booked the same way as anywhere else. If you need a roof survey at a property on Chapel Lane, Kiln Drive and Marsh Lane or a nearby road, we can help. Close by, we survey roofs in Longlane (1 mile east), Hermitage (1 mile north-east), Oare (2 miles north-east), Little Hungerford (2 miles north-east) and Wellhouse (2 miles east). Within a short drive, we also cover Newbury (3 miles south), Thatcham (3 miles south-east), Burghfield Common (11 miles east), Speenhamland (3 miles south-west), Hungerford (10 miles west) and Spencers Wood (14 miles east).

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. For an older or listed building in a place like Curridge, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Curridge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Useful tips for Curridge property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Look for debris in the garden after high winds
  • Have details of recent roof work to hand
  • Stay off ladders and the roof
  • Mention any flat roofs as well as the main roof

File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
