Landlord roof survey in Curridge

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. Typical surveys look at choked outlets and gutters and damaged party-wall upstands or parapets, on converted houses, shared roofs and rented houses.

Somewhere as small as Curridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep roof surveys on a rolling plan
  • Deal with urgent items first
  • Hold on to old reports to compare later
  • Tell tenants when we’re coming

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Keep the loft space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Older cottages and farmhouses around Curridge can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Do you need a landlord roof survey in Curridge?

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time, especially on taller buildings.

Here are some of the things we see often:

  • Gutters overflowing onto walls
  • Standing water on a flat roof
  • Leaks into upper flats
  • Damaged party-wall upstands or parapets

If you look after a building such as Curridge Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • What the report includes, and whether it has photographs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long the report takes to arrive
  • Their track record with similar roofs

What a good roof survey covers

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Roof areas we weren’t given access to
  • Responsibility under a lease

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Converted houses
  • Shared roofs
  • Blocks of flats

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof. Somewhere as small as Curridge, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed

Local roofs in Curridge

With Shaw House about 2.5 miles south-west, Curridge sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Newbury Racecourse station, the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Common questions in Curridge

Is Curridge within the area you cover?

Yes, Curridge is on our map. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Newbury Racecourse station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long does the survey take?

Expect it to take between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. You will then get the report by email, on the timescale of your package.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
