Our landlord roof survey service in West Berkshire

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. We’re often asked to look into damaged party-wall upstands or parapets and gutters overflowing onto walls, on flat roofs on blocks, shared roofs and gutters and downpipes.

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Landlord roof surveys across West Berkshire: local notes

Across West Berkshire, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in West Berkshire. Flights that need permission only go ahead once it’s given.

Newbury: If you let a flat or house near Newbury station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like St Nicolas C.E. Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the price in West Berkshire

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Any photos you have, taken from the ground or a window
  • What made you get in touch
  • The kind of building and roof involved
  • Anything about access we should know

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us.

Before and after the survey

Small things make a difference. Some pointers:

  • Ask your managing agent about lease terms
  • Deal with urgent items first
  • Keep the loft hatch clear and reachable
  • File each roof report for future reference

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Keep the loft space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

How the survey changes by roof type

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can be seen safely.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

What a survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Responsibility under a lease
  • Walls, floors and services beyond the roof
  • Roof areas we weren’t given access to

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Questions from West Berkshire

Can your report let us know who pays for the roof work?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

How much is a landlord roof survey?

Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, ring 07833 053749 or send us an email.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Will you need to get into tenants’ homes?

We may do. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Does this replace a RICS building survey?

No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
