How a chimney survey works in West Berkshire
If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey chimney pots and cowls, lead flashings and brick chimney stacks, and people most frequently book us about damaged chimney pots and cowls and lifted or split lead flashings.
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a house, as part of a look at the roof around the stack.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photographs and recommendations, is emailed to you.

Near you in Newbury
Around Newbury, our work takes us to homes and buildings near St Nicolas Church, Victoria Park and St Bartholomew's School, among other places. Other local landmarks include The Diamond Tap (under half a mile north-east), St Nicolas C.E. Junior School (under half a mile south) and St Bartholomew's School (0.6 miles south-west). Newbury has its own railway station: Newbury station. A little further out are Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). The countryside around Newbury includes Audrey's Meadow.
Homes and roofs across West Berkshire
Homes across West Berkshire range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
We survey roofs across London and the South East, and West Berkshire is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Newbury: If you let a flat or house near Newbury station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like St Nicolas Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Why roofs fail
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
It’s worth booking a survey if you’ve seen:
- Staining on walls around the chimney
- Loose, cracked or missing pots
- Spalled or crumbling bricks
- Signs that a stack is leaning
Landlords, agents and block managers in West Berkshire
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Tips that help
Over many surveys, some simple habits stand out:
- Do not use a ladder to reach the stack yourself
- Ask about consent before removing a chimney on an older property
- Check unused flues are capped with ventilation
- Look at the chimneys with binoculars after a storm
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Look at your chimneys from the ground now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
What affects the cost of chimney surveys
Prices always include VAT. What changes the price is:
- Whether it’s a home or a commercial building
- The height of the building and how the roof can safely be seen
- Any need for thermal images or a drone flight
- The shape of the roof and its details
For a price for your roof in West Berkshire, phone 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.
What to tell us when you get in touch
When you call or email, these details help:
- Dates you’re working to, such as exchange
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
For a price for chimney surveys in West Berkshire, phone 07833 053749 or use the contact form. The address, the type of property and what you need to know help us give you an accurate price.
Why act early?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer.
What to check before booking
- Which limits apply to the survey
- Is VAT included in the price?
- Their report turnaround times
- How much experience they have with roofs like yours
West Berkshire: your questions answered
Will you check the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How long does the survey take?
Time on site depends on the roof; most visits take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Why is my chimney breast damp?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
