A survey of chimney stacks, pots, flashings and flaunching in Upper Lambourn, with drones and thermal imaging where they help. Call or email for a price.

- Gaps in the mortar around the pots
What happens if roof problems are left?
A small amount of repointing or new flaunching is usually a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Outbuildings and barns around Upper Lambourn are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Chimney survey in Upper Lambourn
We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey brick chimney stacks, shared and party-wall stacks and lead flashings, and common reasons people get in touch are loose, cracked or missing pots and cracked or missing flaunching.
In a small place like Upper Lambourn, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Chimney surveys around Upper Lambourn
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Upper Lambourn has a long history of building, with Ashdown House about 2.1 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Upper Lambourn: your questions answered
Will you come out to Upper Lambourn?
Yes. Upper Lambourn is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Upper Lambourn is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you survey a chimney stack we share with next door?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
What does a chimney survey cover?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photographs.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Flue inspections or sweeping
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden damage within the stack
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.
What we look at
- Shared and party-wall stacks
- Brick chimney stacks
- Flaunching
- Chimney pots and cowls
- Lead flashings
- Chimney breasts
Checking the roof from the ground
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How it works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Rural addresses near Upper Lambourn can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Let us know where we can park nearby
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
