Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Note any damp on chimney breasts and when it appears
  • Have the flue swept and checked if you use the fire
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Find out whether changes to a stack need permission

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Chimney survey in Westcot: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and what we recommend. If you’ve noticed damp patches on chimney breasts and a stack that appears to lean, a survey will tell you what’s going on, on chimney breasts, brick chimney stacks and lead flashings alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens on the day

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take an hour or two at most homes, and more on a big or complicated roof. In a hamlet or village like Westcot, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

What this survey can’t tell you

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Checks on boilers, fires or their flues
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Westcot homes and their roofs

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of the Holy Rood are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Prices for chimney surveys in Westcot

We confirm the price for your roof before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Getting in touch

A little information up front helps. It is useful to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Anything about access we should know
  • The type of building and roof, like pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form.

What we look for on each type of roof

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Common questions in Westcot

Does a conservation area affect roof work in Westcot?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Westcot?

We do. The survey and report are the same in Westcot as anywhere else, and visits run on weekdays and weekends.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How much does a chimney survey cost in Westcot?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

How long does the survey take?

It typically takes an hour or two at a house, as part of a look at the roof around the stack. You’ll then get the report by email.

Should a redundant chimney be removed?

A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can plan what to do with it.

What we’re asked to look at in Westcot

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

Signs worth acting on include:

  • A stack that appears to lean
  • Disused chimneys trapping moisture
  • Damp on a chimney breast inside
  • Eroded joints in the brickwork

If you look after a building such as The Ridgeway Church of England (C) Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
