Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Share any drawings of the roof
  • Limit access to the roof
  • Consider ELD before paving or planting goes on
  • Don’t let outlets block

If we think the leak isn’t coming through the membrane, the report says so, with a suggestion of what to check next.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Electronic leak detection in Westcot: what you get

Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It helps trace a leak you already have or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends when conditions allow. Let us know about your roof to find out more. If you are worried about leaking laps in the waterproofing and leaks through a flat roof with no obvious cause, we can find out what’s behind it, on commercial flat roofs, liquid-applied waterproofing and single-ply roofs alike.

In a small place like Westcot, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How it works

Every roof is different; as a rough guide, the survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. If you have questions on the day, just ask. Somewhere as small as Westcot, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Advice

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Flat and commercial roofs around Westcot

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church such as Church of the Holy Rood are frequently among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

What electronic leak detection doesn’t cover

In fairness, there are limits to any roof survey:

  • Roofs whose membrane or build-up isn’t suitable
  • Parts of the roof covered by fixed equipment
  • How wet the insulation is

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Common questions in Westcot

Does a conservation area affect roof work in Westcot?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Westcot?

Yes, Westcot is one of the places we work. The survey and report are the same in Westcot as anywhere else, and visits run on weekdays and weekends.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show.

Does ELD include fixing the breach?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Common roof problems in Westcot

Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.

We’re often asked to look at:

  • Failed seams and laps
  • Patched roofs that still leak
  • Stains far from any visible defect
  • Leaks at pipes, outlets or fixings

For site and facilities teams at buildings such as The Ridgeway Church of England (C) Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Before booking any roof surveyor
