About our chimney survey in Eddington
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, flaunching and chimney breasts, and common reasons people get in touch are eroded joints in the brickwork and damp patches on chimney breasts.
In a small place like Eddington, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step
The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Somewhere like Eddington needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Keep pets in another room
- For flats, check roof access has been agreed

Advice
What we can’t see
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Hidden damage within the stack
- Gas safety checks, which need a Gas Safe registered engineer
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and does not.
What we check
- Chimney breasts
- Brick chimney stacks
- Chimney pots and cowls
- Flaunching
- Shared and party-wall stacks
- Lead flashings
Eddington questions
Do you survey roofs for landlords with property near Hungerford station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
How do I find out if my home in Eddington is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.
Does the report include photographs?
Yes. Photos are part of every report.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.
Do you need a chimney survey in Eddington?
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.
A survey can pick up problems such as:
- Redundant stacks capped without ventilation
- Flashings pulling away from the stack
- Gaps in the mortar around the pots
- A stack that appears to lean
The streets around a church such as Hungerford Methodist Church are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before booking
- What’s outside the scope of the survey
- What follow-up you get after the report
- When you will get the report
- What experience they bring
Why act early in Eddington
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

How the survey changes by roof type
Brick stacks
Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.
Lead flashings
Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.
What a chimney survey looks like in Eddington
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
Landlords with a home close to Hungerford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Hungerford Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
