Need a landlord roof survey in Eddington?

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

About our landlord roof survey in Eddington

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. We survey converted houses, blocks of flats and shared roofs, and common reasons people get in touch are loose ridge or hip tiles and ceiling stains reported by tenants.

Some older homes in villages like Eddington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Questions from Eddington

Does a conservation area affect roof work in Eddington?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Hungerford station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How long is the visit?

It normally takes between one and two hours for a house, and longer for a block or a building with several roofs. The written report follows by email, on the timescale of your package.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Do you cover Eddington for landlord roof surveys?

Yes. We survey roofs across London and South East England, and that includes Eddington.

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Make leak reporting easy for tenants
  • File each roof report for future reference
  • Put urgent roof work at the top of the list
  • Give residents notice before a survey

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.

What a landlord roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Who pays under the lease (that is a legal question)
  • A full structural assessment of the building
  • Parts of the roof we can’t safely see or access

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. For a village or hamlet like Eddington, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Let us know about parking near the property
  • Have any paperwork from past roof work to hand

How to book

Once you know what you need, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Landlord and commercial surveys in Eddington

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

To price your survey accurately, we will ask about:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • The address and postcode of the property
  • How the loft is reached, if there is one

We survey roofs on any day of the week. To find a date that works for you, phone 07833 053749 or drop us an email.

Eddington homes and their roofs

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If your house is among the older ones in the streets near Hungerford Methodist Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Hungerford station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Hungerford Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
