Landlord roof surveys near Shaw

About our landlord roof survey in Shaw

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. If you are worried about cracked or lifting flashings and loose ridge or hip tiles, we can find out what’s behind it, on converted houses, rented houses and shared roofs alike.

In a smaller place like Shaw, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches
  • Legal advice on leases or service charges

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Surveys for landlords and agents in Shaw

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

How it works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. Parking around Shaw is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Tell us about any leaks, stains or damp patches you know of
  • Leave side gates unlocked

How to book

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

What we are asked to look at in Shaw

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.

Here are some of the things we see often:

  • Chimney stacks in poor repair
  • Standing water on a flat roof
  • Failed flashings at walls and chimneys
  • Missing or loose roof coverings

For landlords with property near Newbury Racecourse station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report
  • Will the report include photos?

  • Any need for thermal images or a drone flight
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Dates you’re working to, such as exchange
  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode

To arrange a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

Local roofs in Shaw

With Shaw House about 0.3 miles north-west, Shaw sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Parish Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Victoria Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Have gutters and outlets cleared every year
  • Act on high-priority defects quickly
  • Keep roof surveys on a rolling plan
  • Check your lease or ask a solicitor about who pays

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

Questions from Shaw

How do I find out if my home in Shaw is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Newbury Racecourse station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. We confirm the price for the job before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
