Our roof survey service in RG18
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey natural slate, ridges, hips and valleys and the roof space, and the problems we are asked to look at most are leaking gutter joints and downpipes and flashings that have come away from the wall.
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for a house, and more on a big or complicated roof.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
What you’ll pay
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Near you in Hermitage
Locally, jobs take us to homes and businesses close to The White Horse pub, Hermitage Primary School and Holy Trinity, among other places. For rail, the closest station is Newbury Racecourse station, about 4 miles south. Other landmarks nearby include Hampstead Norris Castle (2.4 miles north-east) and West Berkshire Community Hospital (3.3 miles south). The countryside around Hermitage includes Snelsmore Common.
Roof surveys across RG18: local notes
Homes across RG18 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In RG18, as elsewhere, exposed details are where damage shows first.
Hermitage: For an older house near a landmark such as Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first. Historic houses such as Shaw House, about 3.4 miles south-west, show how far back building around Hermitage goes. Older homes in the area may have roofs that need matching materials when work is done.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.
What a survey doesn’t cover
Before you book, it is worth knowing what a survey will not do:
- Faults hidden behind ceilings or boarding
- A promise that the roof won’t leak in future
- A structural engineer’s report
What we’re asked to look at in RG18
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Typical things we’re asked to look at include:
- Condensation or damp timbers in the loft
- Worn or blocked valleys
- Leaning or weathered chimney stacks
- Flashings that have come away from the wall
How the survey changes by roof type
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Landlords, agents and block managers in RG18
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Questions from RG18
Do you cover RG18 for roof surveys?
Yes. We survey roofs across London and South East England, RG18 included.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
