When you need someone else

It helps to know what a survey will not do before booking:

  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)

Roof survey in Longlane

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, chimney stacks and ridges, hips and valleys, and the problems we are asked to look at most are leaking gutter joints and downpipes and ponding, splits or blisters on flat roofs.

In a small place like Longlane, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Local roofs in Longlane

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Shaw House, about 2.7 miles south-west, is one of the historic houses in the wider area around Longlane. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Curridge Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Newbury Racecourse station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we look at them closely.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Your questions about roof surveys in Longlane

Do you cover smaller places like Longlane?

Yes, Longlane is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Newbury Racecourse station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Can you survey in bad weather?

A survey can normally go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Ask about a flat roof on an extension or garage too
  • Gather any paperwork for past roof work
  • Stay off ladders and the roof
  • Photograph stains when they appear

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most homes, depending on how many separate roofs there are. Somewhere like Longlane needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Before we arrive

  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch
