How a flat roof survey works in Longlane
If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We survey GRP fibreglass, single-ply membranes and upstands and outlets, and the problems we’re asked to look at most are water getting in at rooflights and damaged trims at the roof edge.
Flat roofs on exposed homes in small places like Longlane take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Why act early in Longlane
A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Older cottages and farmhouses around Longlane can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Longlane: your questions answered
Do you carry out roof surveys in Longlane?
Yes, Longlane is one of the places we work. The survey and report are the same in Longlane as anywhere else, and visits run on weekdays and weekends.
Is Longlane within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How many years has my flat roof got left?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks usually begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.
Does a flat roof survey replace a RICS survey?
No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
What we cannot see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Structural calculations, which need a structural engineer
- Testing older roof sheets for asbestos
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
What we check

What a flat roof survey looks like in Longlane
Historic houses such as Shaw House, about 2.7 miles south-west, show how far back building in the area around Longlane goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take an older house close to Holy Trinity: flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Curridge Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Newbury Racecourse station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Older roofs in small places like Longlane can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Make a note of anything you’d like us to look at
- If you are buying, check with the agent that we can get in

Not sure which survey you need? It is easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Advice
What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- If the survey needs thermal imaging or a drone
- House, block, shop or office
- Which survey package you book
- Extra roofs, like extensions, dormers or garages
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- What made you get in touch
- The type of building and roof, such as pitched or flat
- Any photos you have, taken from ground level or a window
- Anything about access we should know
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
