How the survey changes by roof type

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Flat roof surveys for homes and businesses in Oare

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you’ve noticed failed seals around rooflight kerbs and blistering in felt or asphalt, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Oare are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Flat roofs in Oare

Historic houses such as Shaw House, about 4 miles south-west, show how far back building in the area around Oare goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church such as Church of St Bartholomew are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Hermitage Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Newbury Racecourse station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Why it is worth a survey now in Oare

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. For older village homes like those around Oare, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Common questions in Oare

Is Oare within the area you cover?

Yes, Oare is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Oare is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What we cannot see

In fairness, there are limits to any roof survey:

  • A structural engineer’s assessment of the deck
  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a small place like Oare, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Find any records of previous roof work
  • Leave a clear route to the loft
  • If it isn’t your property yet, arrange access through the agent
