How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in Spencers Wood, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave a clear route to the loft

About our flat roof survey in Spencers Wood

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey single-ply membranes, upstands and outlets and GRP fibreglass, and the problems we’re asked to look at most are cracked or split membrane and blocked or damaged outlets.

In smaller places like Spencers Wood, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • File the paperwork for the roof and any repairs
  • Book a survey every few years

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

Different roofs, different checks

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Spencers Wood questions

Will you come out to Spencers Wood?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is Spencers Wood in the area you cover?

Yes. We work right across London and the South East, and Spencers Wood is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

How many years has my flat roof got left?

We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck
  • A promise that the roof will not leak in future

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs

Common roof problems in Spencers Wood

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

It’s worth booking a survey if you’ve seen:

  • Gaps at upstands and abutments
  • Pools of water lying on the roof
  • Outlets that hold water back
  • Splits and cracks in the covering

Take an older house close to St Michael and All Angels: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the survey will not cover
  • Are they insured for the work?

What’s in a roof survey

Flat roof surveys in Spencers Wood: local notes

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. With Stratfield Saye House about 3.3 miles south, Spencers Wood sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Reading Green Park station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
