Flat roof survey in Calcot: what you get

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. We survey single-ply membranes, felt flat roofs and upstands and outlets, and people most frequently book us about damaged trims at the roof edge and a sagging deck under the covering.

Outbuildings, garden rooms and garages in places like Calcot often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Local flat roofs in Calcot

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Mapledurham House, about 3.1 miles north, show how far back building in the area around Calcot goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Church of St Michael: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a shop, office or commercial unit, for example near Broad Street Mall, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Calcot, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep outlets clear of leaves and moss
  • Limit foot traffic on the covering
  • Have the roof looked at again after a severe storm
  • Check that new brackets or units haven’t damaged the covering

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What a survey costs

A few things affect what a survey costs:

  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings

For a price for your roof in Calcot, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • The kind of building and roof involved
  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Do you need a flat roof survey in Calcot?

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems such as:

  • Signs of deflection in the roof deck
  • Gaps at upstands and abutments
  • Raised blisters across the surface
  • Loose or cracked edge trims

If you look after a building such as Calcot Infant School and Nursery, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Before you book any roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether VAT is in the quoted price
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Different roofs, different checks

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Common questions in Calcot

Do you cover Calcot?

Yes, Calcot is one of the places we work. The survey and report are the same in Calcot as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Calcot is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
