Flat roof surveys in Theale

What this survey cannot tell you

It is a careful look at the flat roof, not the whole story. Its limits include:

  • An exact number of years the roof has left
  • Testing older roof sheets for asbestos
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

What we check

  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass

How a flat roof survey works in Theale

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please call 07833 053749 or drop us an email with the address and an idea of the roof’s size. Common reasons to book are loose or cracked edge trims and failed seals around rooflight kerbs, on EPDM rubber, single-ply membranes and GRP fibreglass.

Flat roofs in smaller places like Theale can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When to book a survey in Theale

The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Common reasons to book include:

  • Gaps at upstands and abutments
  • Damaged trims at the roof edge
  • Standing water left after rain
  • Splits and cracks in the covering

If you let a flat or house near Theale station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • Whether you get a written report with photos
  • What happens after the report arrives

What to expect from a roof survey

What a survey costs

All our prices include VAT. What changes the price is:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • Roof area

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

A few details help us point you to the right survey and price. When you contact us, it is useful to mention:

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them

Flat roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it typically takes between one and two hours on an ordinary house, or half a day or so for a commercial building. For a survey in Theale, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared

Getting a price

Getting a price is simple: just call 07833 053749 or email us, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Advice

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Clear roof outlets and gutters each autumn
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • Keep records of when the roof was laid and what work has been done

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Questions from Theale

Is my home in Theale listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Theale?

We do. Every survey there gets the same written report with photos.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a flat roof survey looks like in Theale

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 3.8 miles north-east lies Mapledurham House, a reminder of how long the area around Theale has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building such as Theale C.E. Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of the Holy Trinity: flat-roofed rear additions and dormers added over the years are worth checking.
