About flat roof surveys in West Berkshire
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the address and an idea of the roof’s size. We survey single-ply membranes, upstands and outlets and felt flat roofs, and people most often book us about outlets that hold water back and splits, cracks and crazing.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most houses, and about three to four hours for a commercial roof.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.

Landmarks near Newbury
Locally, jobs take us to homes and businesses close to St Nicolas Church, Victoria Park and St Bartholomew's School. Also close by are The Diamond Tap (under half a mile north-east), St Nicolas C.E. Junior School (under half a mile south) and St Bartholomew's School (0.6 miles south-west). Newbury has its own railway station: Newbury station. Well-known places in the area include Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). Not far away are Audrey's Meadow.
Flat roofs across West Berkshire
Across West Berkshire, we look at flat roofs on homes and businesses, in Newbury, Thatcham and Burghfield Common and well beyond. Larger commercial roofs are quoted for the building.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in West Berkshire are part of that picture.
Newbury: If you live in an older home near St Nicolas Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Historic houses such as Shaw House, about 1 mile north, show how far back building around Newbury goes. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- File the paperwork for the roof and any repairs
- Look for standing water a day after rain
- Have the roof looked at again after a severe storm
- Keep people off the roof unless they need to be there
Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys typically lasts longer.
What a survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Testing older roof sheets for asbestos
- Whether the deck or joists are strong enough
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on any day of the week, which can make access easier.
What we are asked to look at in West Berkshire
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Common reasons to book include:
- Water getting in at rooflights
- Blocked or damaged outlets
- Edge trims that have lifted or split
- Splits and cracks in the covering
Your questions about flat roof surveys in West Berkshire
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.
Will this cover the whole house?
No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Can you survey in bad weather?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Do you check flat roofs for asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
How do I book a survey in West Berkshire?
It’s easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will suggest the right survey. Surveys run on weekdays and at weekends.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
