Flat roof survey in Tutts Clump

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey upstands and outlets, mastic asphalt and single-ply membranes, and the problems we are asked to look at most are signs of deflection in the roof deck and upstands pulling away from walls.

Some older homes in villages like Tutts Clump are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report records the flat roof as we found it on the day. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What we look for on each type of roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Flat roof surveys around Tutts Clump

Historic houses such as Basildon Park, about 4.6 miles north, show how far back building in the area around Tutts Clump goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you live in an older home near St Peter's Church, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Aldermaston station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Bradfield C.E. Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

When you need someone else

It helps to know what a survey won’t do before you book:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left
  • Whether the deck or joists are strong enough

Questions from Tutts Clump

Do you cover smaller places like Tutts Clump?

Yes, Tutts Clump is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Tutts Clump?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.

Do you look in the roof space?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take an hour or two for most houses, and more on a big or complicated roof. The report is sent afterwards by email.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

What we do, step by step

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, it typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Tutts Clump can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.
