Flat roof surveys for Southend homes and businesses

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. Around Southend, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How a flat roof survey works in Southend

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’ve noticed failed upstands where the roof meets a wall and a sagging deck under the covering, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Southend are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Useful tips for Southend property owners

Small things make a difference. Our tips:

  • Check from a window for ponding after heavy rain
  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches
  • Note the date and type of any roof work

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Southend: your questions answered

Is Southend within the area you cover?

Yes, Southend is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Southend?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

What we need to know

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • When you need the report by

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Why it’s worth a survey now in Southend

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. In a small place like Southend, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Why us?

  • We hold a CAA Flyer ID and Operator ID
  • Two decades and more of roof surveys

What a flat roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof that aren’t safe to walk on or view
  • A structural engineer’s assessment of the deck
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Flat roof surveys around Southend

About 4.8 miles north lies Basildon Park, a reminder of how long the area around Southend has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a building such as Bradfield C.E. Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. The streets around a church like St Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Aldermaston station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Southend is about 5 miles north-east of Thatcham, in West Berkshire. In Southend, as across West Berkshire, every roof gets the same careful survey. Southend is one of the places in West Berkshire we cover for flat roof surveys. There is also a page for Reading.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
