Pre-purchase roof surveys around Southend

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own a rental within reach of Aldermaston station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Basildon Park lies about 4.8 miles north, so building around Southend goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. For an older house near a landmark like St Peter's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

About our pre-purchase roof survey in Southend

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Common reasons to book are loose pots and cracked flaunching and gaps where slates or tiles have come loose, across gutters and downpipes, chimney stacks and clay and concrete tiles.

In a village or hamlet like Southend, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Ask for any paperwork for recent roof work
  • Pass the findings to your conveyancer
  • Tell us your exchange date as you book
  • Watch for stains or fresh paint on ceilings below the roof

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Your questions about pre-purchase roof surveys in Southend

Does a conservation area affect roof work in Southend?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Southend?

Yes, Southend is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Will you climb onto the roof?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or send us an email.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What we look for on each type of roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we look at

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Chimney stacks

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at a typical house, with time for the loft where it can be reached. Rural addresses near Southend can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Let us know about parking near the property
  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at
