How we price drone roof surveys

To price your survey, we look at:

  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely
  • How big the roof is
  • Basic, Standard or Premium

To find out what your survey will cost, phone 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Any deadline, such as an exchange date

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.

Drone roof survey in Southend

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it is not safe. If you’ve noticed moss building up on slopes and in gutters and chimney tops in poor condition, a survey will tell you what’s going on, on fragile roofs, flat roofs on upper floors and chimney stacks alike.

Somewhere as small as Southend, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes about one to two hours at a typical home, and more on a big or complicated roof. Around Southend, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it is shared
  • Keep pets out of the way during the survey

Advice

When to book a survey in Southend

Hidden gutters and valleys are easy to overlook. Leaves, silt and plant growth build up unseen, until it causes a leak inside. From above, they’re easy to see.

People usually book a survey when they’ve noticed something like this:

  • Cracked mortar along the ridge
  • Moss and weeds taking hold up top
  • Slates or tiles shifted by high winds
  • Slipped or missing slates on a high roof

Historic houses such as Basildon Park, about 4.8 miles north, show how far back building around Southend goes. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself.

Questions to ask before you book

  • What exactly goes into their report
  • Are they insured for the work?
  • What they will not be able to tell you
  • How they plan to inspect the roof safely

What’s in a roof survey

Southend: your questions answered

Are there drone restrictions around Southend?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is Southend within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What will the report tell me?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How much is a survey?

Drone roof survey starts from £400, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Why act early in Southend

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Drone roof surveys around Southend

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Take an older house close to St Peter's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. For site and facilities teams at buildings such as Bradfield C.E. Primary School, thermal images can show where wet insulation sits under a big flat roof.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Tell next door if the drone will be near their property
  • Keep dogs indoors during the visit
  • Allow for a change of day in poor weather
  • Make sure the loft can be reached

The Premium Survey includes an in-person consultation to go through what the drone showed. It’s a chance to ask about anything in the report.

Keep the roof space ventilated. Poor airflow lets condensation build up, and it is something only an inside check will show. Keep insulation clear of the eaves.
