About our thermal roof survey in Southend
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. If you’ve noticed damp where roofs meet walls and chimneys and moisture around outlets and upstands, a survey will tell you what’s going on, on commercial roofs, flat roofs and ceilings below the roof alike.
In a village or hamlet like Southend, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near Southend can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- Note where any stains or damp appear

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- An energy rating for the building
- A structural engineer’s assessment
- What’s inside walls or under coverings, without opening up
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.
What this survey covers
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Flat roofs
- Ceilings below the roof
- Loft conversions
What happens if roof problems are left?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Outbuildings and barns around Southend are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
What you get with us

- Independent findings on the roof’s condition

Roof by roof
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.
Airspace, weather and Southend roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Historic houses such as Basildon Park, about 4.8 miles north, show how far back building in the area around Southend goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Anyone responsible for a site like Bradfield C.E. Primary School will know that big roofs are where photos from the air and thermal images show the most at once.

When to book a survey in Southend
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.
Typical things we’re asked to look at include:
- Gaps in loft insulation
- Damp where roofs meet walls and chimneys
- Water that travels before it shows
- Wet areas near outlets and upstands
The streets around a church such as St Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Questions to ask before booking
- Which viewpoints they use to see the roof
- Their drone registration, if they fly one
- Their track record with similar roofs
- Their insurance cover
Southend: your questions answered
Do you cover smaller places like Southend?
Yes. Southend is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is Southend in the area you cover?
Yes. We cover the whole of London and South East England, and Southend is part of that. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.
How does a thermal imaging roof survey work?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
What will the report tell me?
A report with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How long will you be at the property?
Expect it to take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’ll then get the report by email, on the timescale of your package.
