Thermal Roof Survey in Calcot
An experienced roof surveyor for thermal roof surveys in Calcot. Over 5,000 surveys and 20+ years behind us.
- Leaks far from where the stain appears
- Damp patches with no obvious cause
- Damp where roofs meet walls and chimneys
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Calcot, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there is safe access.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Jot down any questions you want answered
- For flats, check roof access has been agreed
- Move anything stored under the loft hatch

Advice
Thermal roof survey in Calcot
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. Typical surveys look at gaps in loft insulation and water getting in at parapets and stacks, across insulated roof spaces, commercial roofs and ceilings below the roof.
Places like Calcot can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Other services in Calcot
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Common questions in Calcot
Do you carry out roof surveys in Calcot?
Yes, Calcot is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or send us an email with the address and some details.
Does a conservation area affect roof work in Calcot?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Which survey includes thermal imaging?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
Tips that help
You do not need to be a roofer to help. What helps most:
- Note where damp appears and after what weather
- Move stored items away from the loft hatch
- Use the report as a baseline for later checks
- Don’t climb onto the roof to look for leaks yourself
Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
When you need someone else
Before booking, it is worth knowing what a survey will not do:
- A structural engineer’s assessment
- Readings unaffected by sun, shade or reflections
- Insulation values or heat loss calculations
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.
What we look at
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
- Ceilings below the roof
- Commercial roofs
- Flat roofs
Thermal roof surveys in Calcot: local notes
With Mapledurham House about 3.1 miles north, Calcot sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
The streets around a church such as Church of St Michael are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Calcot Infant School and Nursery will know that a drone or thermal camera can show a large roof in a single visit. Shop and office owners around Broad Street Mall may find that big, flat commercial roofs are where photos from the air and thermal images help most.

Roof by roof
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.
Loft insulation
Heat loss shows most clearly when it’s warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.
