Thermal roof surveys in Horncastle

Horncastle: your questions answered

Does a conservation area affect roof work in Horncastle?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Horncastle within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Thermal roof surveys for homes and businesses in Horncastle

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. We survey flat roofs, pitched roof slopes and commercial roofs, and the problems we are asked to look at most are moisture around outlets and upstands and leaks far from where the stain appears.

In smaller places like Horncastle, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Why act early in Horncastle

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Around Horncastle, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for the job before booking.

Rented homes, blocks and businesses

Landlords, agents and building managers in Horncastle and across Reading can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Structural calculations, which need a structural engineer
  • An energy rating for the building
  • What’s inside walls or under coverings, without opening up

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.

Roof types and parts we check

  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Drones, thermal imaging and Horncastle roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

With Mapledurham House about 2.8 miles north, the area around Horncastle has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. For site and facilities teams at buildings such as Kennet Valley Primary School, thermal images can show where wet insulation sits under a big flat roof. If you run a business near Broad Street Mall, a commercial roof can be photographed from above without anyone walking on it.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Talk to us about the weather when booking
  • Move stored items away from the loft hatch
  • Let us know where and when you’ve seen damp or stains
  • Clear leaves from outlets and gutters each autumn

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. For a survey in Horncastle, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets inside or away from the areas we are looking at
  • Unlock side gates and any roof access doors
