Need a thermal roof survey in Southcote?

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Leave the roof to people with safe access
  • Keep a record of when stains appear
  • Check outlets after heavy rain
  • Keep the report to compare against after any repair

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

Thermal roof survey in Southcote: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. There is an in-person consultation as well, plus a follow-up 12 months later. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you are worried about cold areas below the roof and leaks that are hard to trace, we can find out what’s behind it, whatever the roof.

Around Southcote, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Your questions about thermal roof surveys in Southcote

Does a conservation area affect roof work in Southcote?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Southcote?

Yes. We cover the whole of London and South East England, and Southcote is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Common roof problems in Southcote

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

Signs worth acting on include:

  • Patches of heat loss across the roof
  • Missing or slipped insulation
  • Damp where roofs meet walls and chimneys
  • Moisture around outlets and upstands

Take an older house close to St Matthew's: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before booking anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance
  • How soon the report will arrive
  • How long they’ve been surveying roofs

What a roof survey includes

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to Southcote is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • For a flat or shared roof, check access with whoever owns or manages the building

How to book

Every survey is priced before it is booked, so you know the cost up front. Prices start from £400, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An energy rating for the building
  • Structural calculations, which need a structural engineer
  • Seeing water directly, as the camera shows temperature, not moisture

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions

Why act early in Southcote

A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. In an older home around Southcote, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Why us?

  • Clear package prices, inc. VAT
  • Every finding written up with photos
  • An independent view of the roof
  • Insured for professional indemnity and public liability

What a thermal roof survey looks like in Southcote

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Mapledurham House about 3.1 miles north, Southcote sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Broad Street Mall, thermal images can show trapped moisture across a wide commercial roof. Anyone responsible for a site like Manor Primary School will know that big roofs are where aerial photos and thermal images show the most at once.
