Thermal roof survey in West Berkshire: how it works

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. We survey flat roofs, commercial roofs and loft conversions, and the problems we are asked to look at most are damp around roof outlets and upstands and cold spots on ceilings under the roof.

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for most homes, plus time to check any thermal findings with moisture readings.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

What’s near Newbury

Around Newbury, our work takes us to homes and buildings near St Nicolas Church, Victoria Park and St Bartholomew's School and the streets around them. Other local landmarks include The Diamond Tap (under half a mile north-east), St Nicolas C.E. Junior School (within half a mile south) and St Bartholomew's School (0.6 miles south-west). There is a railway station in Newbury itself: Newbury station. Well-known places in the area include Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). For a walk, there is Audrey's Meadow.

Drones, thermal imaging and roofs across West Berkshire

Across West Berkshire, the clearest thermal images come after a sunny day on a dry, calm roof. It shows surface temperature, not water, so findings are checked with moisture readings.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in West Berkshire are where it normally shows.

Newbury: Anyone responsible for a site like St Nicolas C.E. Junior School will know that a view from above covers a wide roof far faster than walking it. If you own one of the older houses in the streets near St Nicolas Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What this survey can’t tell you

It helps to know what a survey will not do before you book:

  • Proving moisture from the images alone
  • Readings unaffected by sun, shade or reflections
  • What’s inside walls or under coverings, without opening up

How we price thermal roof surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, like extensions, dormers and garages
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Getting in touch

We will typically ask about:

  • What’s prompted the survey
  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Dates you’re working to, like exchange

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Common roof problems in West Berkshire

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

Signs worth acting on include:

  • Damp around chimneys and parapets
  • Ceilings that feel colder in places
  • Heat escaping through the roof
  • Damp around roof outlets and upstands

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Note where damp appears and after what weather
  • Take photos of stains as they appear, so we can compare
  • Clear a path to the loft hatch before we arrive
  • Ask us about the forecast if rain is expected

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

West Berkshire: your questions answered

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or send us an email.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.
