Thermal roof surveys for homes and businesses in East Shefford

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. Common reasons to book are wet areas near outlets and upstands and water getting in at parapets and stacks, on commercial roofs, ceilings below the roof and flat roofs.

In a small place like East Shefford, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Your questions about thermal roof surveys in East Shefford

Is my home in East Shefford listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to East Shefford?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you climb onto every roof?

Only if it is safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Drones, thermal imaging and East Shefford roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

For site and facilities teams at buildings such as Shefford C.E. Primary School, thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as St Thomas' Church are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What this survey can’t tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Proving moisture from the images alone
  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up

If in doubt, call 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Somewhere like East Shefford needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • Roof area
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

What to tell us when you contact us

You do not need to know any roofing terms. Just tell us:

  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Why it’s worth a survey now in East Shefford

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. In a small place like East Shefford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
