About our thermal roof survey in Easton

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’ve noticed wet insulation beneath the membrane and cold spots on ceilings under the roof, a survey will tell you what’s going on.

Somewhere as small as Easton, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Landlords, agents and block managers in Easton

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

What affects the cost of thermal roof surveys

To price your survey, we look at:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Any need for thermal images or a drone flight

All our prices include VAT. Prices start from £400, including VAT. You’ll know the price for the job before booking.

What we need to know

You don’t need to know any roofing terms. It is enough to tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

Airspace, weather and Easton roofs

Historic houses such as Benham Park, about 3.1 miles south-east, show how far back building in the area around Easton goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Easton questions

How do I find out if my home in Easton is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Easton?

Yes, Easton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we will plan the survey around it.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Do you need a thermal roof survey in Easton?

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.

A survey can pick up problems like:

  • Damp around roof outlets and upstands
  • Patches of heat loss across the roof
  • Water getting in at parapets and stacks
  • Missing or slipped insulation

For an older house near a landmark like Church of St Gregory, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • How long the report takes to arrive
  • Whether you get a written report with photos
  • What experience they bring

What to expect from a roof survey

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Easton often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Keep pets in another room
  • For a flat or shared roof, check access with the building owner or managing agent
