How a roof survey works in RG20
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Typical surveys look at cracked mortar along the ridge and torn or sagging underlay, on natural slate, clay and concrete tiles and chimney stacks.
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most houses, and more on a big or complicated roof.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
What affects the price in RG20
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Around Kingsclere
We work in homes and buildings around Church of St Mary, George And Horne Public House and Kingsclere Church of England Primary School, among other places. For rail, the closest station is Thatcham station, about 4.8 miles north. Other landmarks nearby include Old Chapel Textile Centre (3.7 miles north-west) and West Berkshire Community Hospital (6 miles north). For a walk, there’s Ladle Hill.
Roof surveys across RG20: local notes
Across RG20, from Newbury, Speenhamland and Kingsclere outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in RG20.
Kingsclere: If you let a flat or house near Thatcham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Rented homes, blocks and businesses
Landlords and agents in RG20 book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Different roofs, different checks
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
What this survey can’t tell you
Before you book, it’s worth knowing what a survey will not do:
- Structural calculations (that is a structural engineer’s job)
- How the roof will behave in every kind of weather
- What’s under the slates, tiles or felt
Why act early?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How much experience they have with roofs like yours
- Whether VAT is added on top
- Whether the inside of the roof is included
Useful tips for RG20 property owners
You do not need to be a roofer to help. Here’s what helps most:
- Mention any damp patches when you book
- Look for debris in the garden after high winds
- Find records of any re-roofing or repairs
- Make sure we can open the loft hatch
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Your questions about roof surveys in RG20
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
How much is a survey?
Prices start from £150, including VAT. You will know the price for the job before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or email us.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a report with photos and recommendations.
