About our roof survey in Catmore
We survey roofs in Catmore and across London and South East England. Visits run on weekdays and at weekends. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or use the contact form. We are often asked to look into crumbling chimney pointing or cracked flaunching and torn or sagging underlay, across chimney stacks, the roof space and clay and concrete tiles.
Older buildings in small places like Catmore may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Booking your survey
When you call or email, these details help:
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
- Whether there is a loft hatch, a shared roof or tricky access
Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.
FAQs for Catmore
Do you cover Catmore?
We do. The survey and report are the same in Catmore as anywhere else.
Do you cover smaller places like Catmore?
Yes. Catmore is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
How much is a survey?
Our price is from £150, including VAT. You’ll know the price for your survey before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or use the contact form.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What a roof survey doesn’t cover
It helps to know what a survey will not do before booking:
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
- A promise that the roof will not leak in future
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.
What this survey covers
- The roof space
- Chimney stacks
- Natural slate
- Ridges, hips and valleys
- Flat roofs
- Lead flashings
- Clay and concrete tiles
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Catmore, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before the survey
- Tell us about parking before the day
- If it isn’t your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building
Arrange a survey
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

What we look for on each type of roof
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Older cottages and farmhouses around Catmore can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Why us?
- Independent findings on the roof’s condition
- PI and public liability insurance
- Drone flown under a CAA Flyer ID and Operator ID
- Drones and thermal imaging where it applies

Roofs, chimneys and gutters in Catmore
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For an older house near a landmark like Church of St Margaret, its roof may have old fixings, lead flashings and chimneys that need a closer look. Around Catmore, as everywhere, small roof faults are simplest to sort before they let water in.

Before and after the survey
A little preparation and a few simple habits help. Our tips:
- Hold on to the report for future surveys
- Photograph stains when they appear
- Leave roof access to professionals
- Mention any damp patches as you book
Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Do not block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
