How a roof survey works in West Ilsley
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed leaning or weathered chimney stacks and cracked mortar along the ridge, a survey will tell you what’s going on.
Somewhere as small as West Ilsley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Local roofs in West Ilsley
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Around West Ilsley, as everywhere, small roof faults are simplest to sort before they let water in.

How we price roof surveys
To price your survey, we look at:
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
What we need to know
To price your survey accurately, we will ask about:
- Dates you’re working to, such as exchange
- The style of property, from a terrace to a block
- The address and postcode of the property
- What’s prompted the survey
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What this survey cannot tell you
In fairness, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- The condition of the rest of the building (that’s a RICS home survey)
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and doesn’t.

What else we do in West Ilsley
How the survey changes by roof type
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.
West Ilsley questions
Will you come out to West Ilsley?
Yes, West Ilsley is on our map. Villages and rural addresses get the same survey as a town house.
Do you cover West Ilsley?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
Common roof problems in West Ilsley
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
These are some of the problems a survey can pick up:
- Cracked or blistered flat roof coverings
- Cracked mortar along the ridge
- Worn lead at chimneys and abutments
- Worn or blocked valleys
If you own one of the older houses in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- What exactly goes into their report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether any drone flown is registered with the CAA
What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around West Ilsley, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- Tell us where we can park nearby
- Check the loft hatch can be reached
- Gather any invoices or paperwork from past roof work
