Gutter surveys for homes and businesses in West Ilsley
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. Common reasons to book are valley or box gutters that overflow inside and gutters that have fallen out of line, across eaves gutters, parapet and box gutters and fascias and soffits.
Some older homes in villages like West Ilsley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
We keep jargon out of it: where something needs attention, it says so plainly.

Different roofs, different checks
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
Cast iron gutters
Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Look out for overflows when it pours
- Get trees that overhang the gutters trimmed
- Check downpipe clips are holding
- Do not climb a ladder to look in the gutters
If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
Surveys for landlords and agents in West Ilsley
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Questions from West Ilsley
Will you come out to West Ilsley?
Yes, West Ilsley is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in West Ilsley?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Is a CCTV drain survey included?
No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or use the contact form.
What affects the cost of gutter surveys
The price reflects the time and kit the roof needs. That comes down to:
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before booking.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near West Ilsley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- The roof space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Jot down any questions you want answered
- Move anything stored under the loft hatch

Advice
What this survey cannot tell you
To be straight with you, a roof survey has limits:
- What’s behind fascias and inside walls
- Parts of gutters that can’t be seen safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

Local roofs in West Ilsley
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
For any home in West Ilsley, it’s the small, early fault that is cheapest to put right. For an older house near a landmark like Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.
