How a gutter survey works in Brightwalton Green

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’ve noticed sagging gutters and loose brackets and hoppers and outlets full of debris, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Brightwalton Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How we price gutter surveys

Prices always include VAT. What changes the price is:

  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Booking your survey

There’s no need for technical words. Just let us know:

  • The kind of building and roof involved
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors

To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Honest limits

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

FAQs for Brightwalton Green

Will you come out to Brightwalton Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you cover Brightwalton Green?

Yes. Our area covers London and the South East, and Brightwalton Green is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Local roofs in Brightwalton Green

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a building like Brightwalton C.E. Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Why act early in Brightwalton Green

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below, frequently in the heaviest rain. It is worth having these gutters looked at before the wetter months. Around Brightwalton Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Somewhere as small as Brightwalton Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Check we can get to the back of the property
  • For flats, make sure roof access has been agreed

Practical tips

You do not need to be a roofer to help. What helps most:

  • Watch the gutters during heavy rain
  • Check from the ground or a window, not a ladder
  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.
