Gutter Survey in Lambourn
A careful look at the gutter at your property in Lambourn, and put it all in a written report with photographs.
- Gutters packed with leaves or moss
- Water spilling over the gutter edge
- Blocked outlets and hoppers
Different roofs, different checks
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check the joints, brackets and falls.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.
Gutter survey in Lambourn: what you get
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, fascias and soffits and parapet and box gutters, and the problems we are asked to look at most are leaks at the gutter joints and hoppers and outlets full of debris.
Around Lambourn, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

The survey, step by step
Every roof is different, but as a rough guide the survey takes an hour or two at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. Homes around Lambourn often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Move anything stored under the loft hatch
- For a flat or shared roof, check access with whoever owns or manages the building
- Keep pets out of the way during the survey
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

What a gutter survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of a downpipe along its whole length

Tips that help
Nothing here needs a ladder. Our suggestions:
- Don’t leave hidden gutters out of a clear-out
- Look for downpipes coming loose
- Keep climbers away from the eaves
- Leave gutter checks at height to someone equipped for it
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
